Job Description

Our client is seeking an experienced and highly organized professional for the role of Residential Property Operations Manager. In this position, you will be responsible for the efficient management of a 250-unit residential apartment building in a vibrant neighborhood in Washington, DC. Your primary focus will be on maintaining positive resident relations, ensuring high occupancy rates, and overseeing the management of property building staff. You will report directly to the Director of Residential Operations.

Responsibilities

Administrative Oversight:

  • Approve invoices and manage financial transactions.
  • Recruit, hire, and supervise staff, including marketing consultants.
  • Supervise data entry of telephone logs, guest cards, and applications.
  • Submit weekly leasing reports to the Director of Residential Operations/owners.
  • Maintain daily updates on apartment availability.
  • Conduct weekly market surveys.
  • Communicate with residents on building issues.
  • Obtain bid proposals for annual service contracts.
  • Develop and manage the annual budget.
  • Collaborate with the revenue management team for revenue projections.
  • Market the property through advertising and outdoor signage.
  • Conduct regular inspections of apartments to show to prospective residents.
  • Oversee and conduct tours with prospective residents.
  • Manage follow-ups with prospective residents through thank-you cards and telephone calls.
  • Process applications and review leases and lease renewals.
  • Coordinate lease signings with new residents.
  • File resident leases and correspondence.
  • Conduct move-in and move-out inspections.
  • Lead fair housing training for staff.
  • Oversee retail tenants.
  • Generate monthly financial reports with accruals and variance notes.
  • Collect monthly rent and perform deposit accounting.
  • Investigate and resolve property/resident issues and rental violations.

 

Maintenance Oversight:

  • Conduct monthly inspections of the property.
  • Collaborate closely with maintenance staff.
  • Conduct quarterly inspections with the Director of Residential Operations and/or Vice President or Senior Chief Engineer.
  • Facilitate resident service requests.

Qualifications

  • Bachelor's degree in Arts or Sciences.
  • 5+ years of hands-on experience in residential property management.
  • Regular participation in continuing education.
  • Proficient in computer software applications, including Microsoft Word, Excel, and One-Site.
  • Strong written and verbal communication skills.
  • Proven ability to initiate and successfully complete projects.
  • Decision-making skills impacting property and staff.
  • Consistent and punctual attendance.
  • Team player with the ability to work independently.
  • Strong leadership and supervisory skills.
