Job Description

Our client is seeking an experienced Commercial Building Manager to work ONSITE in Northern Virginia. The Building Manager plays a pivotal role in supporting the management and operation of top-tier commercial office buildings within the company’s portfolio. With a focus on delivering exceptional customer service to clients, investors, and vendors, the Building Manager employs innovative and responsive building and financial management techniques. This role oversees five assignments primarily located in office properties, with a base at the APTA headquarters office in Alexandria, while also conducting regular visits to properties.

Responsibilities

  • Cultivate professional relationships with tenant representatives through regular visits.
  • Collaborate with Akridge departments and external contractors to ensure high-quality service delivery.
  • Maintain comprehensive knowledge of lease terms and requirements.
  • Utilize Electronic Tenant Solutions software for client communication.
  • Coordinate client relations activities with Akridge.
  • Promptly respond to client inquiries and fulfill service requests.
  • Perform administrative tasks including invoice approval and contact management.
  • Assist in budget preparation and maintain the client manual.
  • Aid in contract management and preparation as required.
  • Support the planning and execution of building-wide client events.
  • Provide backup for lobby attendant or security guard.
  • Offer notary services to building clients.

Site Inspections and Building Operations:

  • Collaborate with the Chief Engineer and building services staff to ensure efficient and compliant building operations.
  • Maintain vacant space in marketable condition.
  • Oversee on-site contracted personnel and liaise with service providers.
  • Develop professional relationships with various departments.
  • Initiate and follow up on work tickets resulting from site inspections.

Contractor Assignments:

  • Serve as the contact for client requests regarding contract work.
  • Schedule cyclical maintenance tasks.
  • Input and close work tickets as needed.

Client Surveys:

  • Distribute annual client survey forms and coordinate follow-up evaluations.

Invoices:

  • Initiate invoices for billable work and code vendor invoices for approval.

Client Move-Ins:

  • Manage procedures associated with client move-ins.

Special Projects:

  • Initiate and assist with major projects and financial reporting.

Spending Authority:

  • Obtain approval for expenditures exceeding $1,000 from the Senior Property Manager.

Miscellaneous Responsibilities:

  • Assist with administrative tasks and compliance with Akridge’s internal audit program.
  • Attend meetings and contribute to emergency preparedness and sustainability plans.
  • Support department-wide initiatives.

Qualifications

  • Bachelor's degree preferred.
  • 2 - 3 years of property management experience, preferably in commercial real estate
  • Experience in compiling and managing property budgets.
  • Strong interpersonal skills and professionalism.
  • Excellent verbal communication and organizational skills.
  • Proficiency in Word, Excel, and other relevant software.
  • Willingness to enroll in Real Property Administrators curriculum and become a notary public within three years.
